Farms and land, from someone who grew up on one

Farms and land bought and sold with an agent who grew up on a farm.

Land is different

Buying or selling land and farms around Galax, Carroll County and Grayson County is its own kind of real estate. A house you can judge from the inside. Land you have to walk. Where's the access? Is there water? How does it lie? What are the restrictions? Can it be divided? Is electric at the road?

I grew up on a farm and raised my own cattle to pay for nursing school. I've raised sheep, horses and goats. I know what to look at on acreage, because I've lived on it.

Buying land or a farm

We walk it together. We'll look at road frontage and access, water and well, fencing, how much is cleared, how the land drains, what's next door, and any deed restrictions. On land with no house yet, we'll talk about utilities, septic and what it would take to build.

Then we write an offer that protects you. On land, that can include time to get a survey or check that the property works for what you want to do with it.

Selling land or a farm

Land listings get drone photos, because that's how a buyer from three hours away understands the shape of the property. Your listing page shows the land details buyers compare: acreage, price per acre, how much is cleared, road access, water, sewer, electric, zoning and restrictions.

Many land buyers live outside the area, so I go find them with targeted ads in the cities they're coming from. You can see the whole plan on how I sell a home, and see my land listings on the listings page.

Frequently Asked Questions

Do you sell land as well as homes?

Yes. I sell farms, raw land, homes on acreage and building lots, and I grew up on a farm myself.

What should I check before buying land?

Access, water, utilities, how the land lies, deed restrictions and whether you can do what you want with it. We'll walk it together and check those early.
