Your first home, step by step
Your first home, explained step by step by someone who answers every question.
Your first home, without the guesswork
If you're a first-time home buyer in Galax, Hillsville or anywhere around them, you probably have a lot of questions. How much can I afford? What's a pre-approval? What happens at closing? Who pays for what? Those are good questions, and you deserve real answers before you sign anything.
This page walks through how I help first-time buyers and the steps in order, so you know what's coming.
How I help first-time buyers
Before real estate, I was a registered nurse and case manager. A big part of that job was explaining complicated things to people who were nervous, in plain words, and making sure they understood before moving on. I do the same thing here.
I'll explain each step before you reach it, so nothing catches you by surprise. I'll answer the same question twice if you need me to. And when something important happens, like your loan approval or the inspection results, I'll call you, not text you.
I'll also give you a straight opinion on every house we look at. My fix-and-flip experience has helped me identify problem houses, and a first home is the worst place to buy a money pit. I always recommend a professional licensed home inspection, too.
The steps, in order
- Talk with me about what you want and what you can comfortably spend.
- Get pre-approved by a lender. Around here, first-time buyers use conventional, FHA, VA and USDA Rural Development loans. Your lender will explain which ones fit you.
- Sign a buyer agreement with Avante Realty Group. We go over every part of it, including my commission, before you sign.
- Look at homes that fit your list and your budget.
- Write an offer with earnest money, a good-faith deposit that varies with the deal.
- Get the home inspected during the inspection period, usually about 10 days.
- Close with the attorney or settlement company you choose, and get your keys.
Every step is explained in more detail on how buying works.

Frequently Asked Questions
How much do I need for a down payment?
It depends on your loan. Some loans need very little down, and some need more. Your lender will tell you exactly what your loan requires when you get pre-approved.
What if I have a lot of questions?
Ask all of them. I'd rather answer a question twice than have you sign something you don't understand.
Who chooses the closing attorney?
You do. In Virginia, the buyer has the right to choose the closing attorney or settlement company.
